How much does an expandable container house cost in 2026?
Factory-direct FOB prices range from $8,500 (10ft basic) to $28,000 (40ft premium double-wing). Total landed cost including shipping, duties, and installation typically ranges from $15,000 to $45,000 depending on destination and configuration.
What’s included in the FOB price?
The FOB price includes the complete house with: steel structure, sandwich panel walls/roof/floor, doors, windows, electrical system, plumbing system, bathroom fixtures, kitchen fittings, and interior finishes. It excludes shipping, insurance, import duties, foundation, and on-site installation.
Are there bulk discounts?
Yes. Orders of 5+ units qualify for volume pricing. Orders of 20+ units receive significant discounts and priority production scheduling.

Shipping & Delivery
How long does shipping take from China?
Sea freight typically takes 15–40 days depending on destination: 15–20 days to Australia, 25–35 days to the Middle East, 30–40 days to US, 35–50 days to Europe or East Coast US.
How many units fit in one shipping container?
A 40HQ container can carry: 4–5 units of 10ft expandable, 2–3 units of 20ft single-wing, or 1 unit of 40ft expandable.
Who handles customs clearance?
We provide all export documentation (commercial invoice, packing list, bill of lading, certificate of origin). Import customs clearance is arranged by you or your customs broker.
Installation
How long does installation take?
A 10ft unit: 1–2 hours with 3 workers. A 20ft unit: 2–4 hours. A 40ft unit: 4–6 hours. Multi-unit projects: 1–3 days depending on complexity.
What foundation is required?
A concrete slab (100–150mm thick) with perimeter footings is standard. Screw piles or concrete pads for temporary installations.
Can I install it myself?
Basic installation is straightforward with our instruction manual and video guide. However, professional installation is recommended for complex configurations.
Regulations & Certifications
What certifications do your houses have?
CE certification, structural engineering calculations, material certificates. Country-specific certifications can be arranged on request.
Do your houses meet Australian building standards?
Yes. Our houses can be engineered to meet NCC (National Construction Code) requirements and AS/NZS 1170.2 wind loading standards.
What is the warranty?
Main steel structure: 10 years. Components: 1–2 years. Defective parts replaced free of charge during warranty period.
Customization
Can I customize the layout?
Yes. You can modify room sizes, add/remove rooms, change window and door positions, choose interior finishes, and select exterior cladding.
What climate packages are available?
Standard (temperate), cold climate (100mm PU + thermal break), tropical (reflective coating + ventilation), and cyclone-rated (reinforced structure + AS/NZS wind loading).
Can I add solar panels?
Yes. Most of our houses can be fitted with roof-mounted solar panels. We offer grid-tie and off-grid solar packages.
